Hey,
I've interviewed a lot of agents, but Selene surprised me.
At just 26, she's built a real estate business doing $30 million a year, working as both a real estate agent and a licensed mortgage loan officer.
Obviously I had to ask her how she did it, what her system is, and what her secret is.
Today I'm sharing exactly what she's doing to drive those sales.

STEP 1: Put something in the middle that forces you to follow through.
Most agents wait until they feel like filming. That's why they go quiet for three weeks straight and then wonder why they're not growing.
STEP 2: Explain it so simply a sixth grader gets it.
This is where almost every agent falls:
She comes from a family of teachers and sells in an area where a lot of people don't speak English as a first language.
She turns complicated loans like the FHA 203k into something anyone can understand.
STEP 3: Be different, not just better.
She films skits where she plays two characters, the one who doesn't get mortgages and the one who explains them, on a high-quality camera, because almost nobody films skits that way.
STEP 4: Build a system that ships, not one that just looks good.
Most agents post when they feel inspired. That's why their content comes and goes with no consistency.
Selene organizes everything in Notion:
One month, the 10 video titles, and the scripts all in one place.
She batch films 5 videos per session, 2 to 3 sessions a month.
What you should do today: Open a doc, write the titles of 10 videos for the month, and block one day to film 5 of them in one go.
STEP 5: Focus on the right person and let the content be the bait.
Here's what almost everyone misses.
Selene's biggest deal didn't come from a reel. She walked the Newport boardwalk every day, noticed a distressed beach house, and tracked down the owners, who lived in Spain.

Her first offer got a no, she didn't quit. and offered to be their eyes and ears and help remodel the house, with zero experience.
2 years later she sold that $6 million beach house and flew to Spain to visit them.
THE CLOSE
The one thing: Win attention with content, but win the deal with the relationship.
Social media put Selene in front of thousands of people.
The $6 million check came from two years of being useful first. The agents who win do both.
