His first year and a half, Kevin had no sphere, no budget, no listings. What he had was a routine:

Once volume gets you moving, the next constraint isn't time, it's energy. Kevin's rule for hitting $1M GCI:

The one time he broke this rule cost him. In 2021 he had a strong year, got confident, and started spreading his energy into crypto, dropshipping, and extra flip properties.

When rates jumped in 2022, he lost over half a million. His own words: "I lost sight on sales."

Do this today: write down everything currently pulling on your energy outside of sales. If it adds up to more than 30%, cut something this week.

STAGE 3: SPLIT YOUR CALENDAR BEFORE YOU SPLIT YOUR TEAM

The mistake Kevin sees most in growing agents: they get one deal into escrow and stop prospecting entirely, consumed by that single transaction.

His fix, and what he now teaches every new hire: compartmentalize the schedule. When he brought on his current ISA, the instruction was specific:

STAGE 4: FIND A PLAYERS AND LET GO OF CONTROL

Scaling from a solo agent to a 70 person company required a different skill than closing deals. Kevin's line on it: "control is an illusion." The sooner you let go, the sooner the company grows past what you alone can produce.

His current president started as his business partner in a completely different venture, an Airbnb management deal, years before Kinetic existed.

THE CLOSE

The one thing: the jump from $300 to $300M happened in stages, and skipping a stage is what cost Kevin half a million dollars in 2022.
