This is what almost every agent misses.

Need more channel growth? Go broader. Need more leads? Go niche.

That's how you diagnose a channel when you understand the layers.

The 3 video types. Miss one and the channel doesn't work.

The video that gets you seen when nobody knows who you are.

Outlier videos generate 3x, 5x, 10x, even 100x more views than your channel average.

 95% of the biggest YouTube channels grow exactly this way. You need at least one per month.

The principle: high demand, low supply. 

Is anyone in your market already making this video? If not, that's your opening. If they are, you're late.

Brette in Raleigh was averaging 2,000 to 3,000 views per video. 

She made one about the major changes coming to his city. It hit 50,000 views because she rode a wave of attention that mattered to his entire market, not just people ready to buy.

How to find outlier videos:

  • Install VidIQ or ViewStats (free) and look for outliers in channels in your niche

  • Build a private playlist with the high-performing formats you find

  • Have a weekly idea meeting, even if it's just with yourself

  • Translate formats from other industries. We didn't invent tier lists. We borrowed them from credit cards and cruise ships and brought them into real estate.

The biggest mistake: chasing virality instead of leads. More views don't always equal more dollars.

The Authority Showcase (casual and core audience)

The video that turns visibility into trust.

Don't tell your audience you're the local expert. Show them, video after video.

Austin in San Francisco made over 50 videos focused specifically on Pacific Heights and Presidio Heights.

 Today, when someone thinks about those areas, they think of him. That's all branding is: repeating an association, over and over and over again.

Formats that work:

The Evergreen Lead Magnet (own the category)

The video that generates leads week after week, sometimes for years.

YouTube is a winner-take-all system. The best video on a topic wins, not the first one or the most recent.

Matt wanted to own the new construction category in his market. He made 15 to 30 minute videos answering every question a buyer could have. 

No fluff, data-backed. His competitors were making 5-minute generic videos

The result: hundreds of leads per year from those videos alone.

The monthly mix: 70/20/10

Four videos a month:

  • 2 videos: proven formats (outlier and authority)

  • 1 video: iteration on something that worked, different angle

  • 1 video: experiment. It might flop. That's fine.

By audience: 40% core, 40% casual, 20% new. That's the balance between leads today and growth tomorrow.

Steps to start this week.

  1. Define your 3 audiences. Look at your last 20 closes. Where did 51% come from? That's your core. Build up from there.

  2. Find one outlier video. Open VidIQ or ViewStats. Look for videos with 3x to 10x more views than that channel's average. Save it. That's your first Wave Rider.

  3. Pick your authority topic. One neighborhood. One buyer type. One category. Commit to one video per month on it for 6 months.

  4. Build one Evergreen video. Most common question your buyers ask. Most comprehensive answer in your market. Lead magnet in the description.
